House rules

1. Requirements

At the time of reservation, a valid employment contract, personal identification data (proof of legal age), and a residence permit (for non-EU citizens) must be submitted.
If the resident’s contractual employment situation changes, this must be reported to the office immediately.
Management reserves the right to verify the submitted documents every three months.
Applicants or residents who cannot present valid documents will not be accepted or will be required to leave the facility.

2. Duration

Worker rooms must be rented for a minimum of 4 months and a maximum of 12 months.

3. Fee

On request.

4. Deposit

A deposit equal to two months’ rent must be paid as security.
The deposit must be paid within two weeks of confirmation; otherwise, the room will be released again.
The deposit will be offset against the final settlement.

5. Catering

Self-catering is possible in the shared kitchen.
Breakfast at the hotel is possible by prior arrangement: surcharge of €70.00 incl. VAT per person.

6. Cancellation and Early Termination

In the event of cancellation, the deposit (minus a €50.00 processing fee) can be refunded if the cancellation is made more than 30 days before the planned move-in date.
After the cancellation period has expired, the full amount will be retained.
Any resident who leaves the house early must give at least 14 days’ notice; otherwise, they will be liable for damages.

7. Access

Upon move-in, the resident receives a key card and a master key granting access to the entrance doors, the passage to the Kolpinghaus (9:00 a.m. – 9:00 p.m.), the room, the shared kitchen, and various storage areas.
The key card/key may not be passed on to third parties and remains the property of the Kolpinghaus.
Loss must be reported to management immediately. A fee of €5.00 will be charged for a replacement card/key.

8. General Rules

Care must be taken of the furnishings. Rooms and all common areas must be kept as clean as they were found.
Rooms are cleaned once a week. Residents must grant cleaning staff access and remove any items that could obstruct their work.
Staff are not obliged to clean rooms that are excessively untidy. After a warning, management may arrange cleaning at the resident’s expense.

Recycling policy:
i. Waste must be separated correctly.
ii. Packaging – plastic, cans, tetra packs (clean and empty).
iii. Paper & cardboard – clean paper and cardboard in the paper bin.
iv. Organic waste – food scraps, fruit and vegetable peels in the organic bin (no plastic bags).
v. Glass – empty glass bottles and containers in the glass container (separated by color).
vi. Residual waste – non-recyclable items (e.g. dirty packaging, hygiene products).
vii. Waste must be disposed of regularly to prevent odors and pests.
viii. Everyone is responsible for proper waste separation and disposal.

Smoking is strictly prohibited throughout the building.
Pets are not permitted.
Cooking in the rooms is prohibited for fire safety reasons. Heating tea may be permitted with prior approval.
Washing, drying, or ironing laundry in the rooms is prohibited; a laundry room is provided.

Laundry room:
Behavior must be considerate and hygienic. Rules are posted in the laundry room.
Bed linen (duvet cover, pillowcase, fitted sheet) can be purchased for €50.00.

Overnight stays by non-residents and access to rooms by non-residents are not permitted.
Visitors may use common areas only until 11:00 p.m.

Quiet hours:
From 10:00 p.m. to 7:00 a.m., loud talking, TV, radio, or any noise—also in corridors—is strictly prohibited.

Entry and exit must always be via the main entrance, never via side entrances or emergency exits and stairways.
The passage to the Kolpinghaus is open from 9:00 a.m. to 9:00 p.m.

Any damage must be reported to management immediately and paid for by the person responsible or deducted from the deposit.
Management has the right to access residents’ rooms at any time.

Parking:
There are no parking facilities at the worker residence. We recommend reserving a space at the Obermais parking garage: €75.00/month. Please contact the Obermais garage during office hours.

Bicycles and scooters:
It is strictly forbidden to bring bicycles or similar vehicles into rooms or store them inside the building.
A monitored bicycle stand is available at the main entrance.

Common areas are video monitored. Recordings are stored for 48 hours. Data protection in accordance with applicable regulations.

9. Violations

Management reserves the right to dismiss any resident without notice in cases of immoral conduct, theft, or violations of these house rules.

10. No Tenancy

Admission to the Kolpinghaus does not constitute a tenancy under rental law.

11. Residence / Domicile

No official residence registration is granted. It is not possible to register this address as an official place of residence.
A domicile address is possible.

12. Move-Out

Upon departure, rooms must be left clean and in proper condition, completely cleared of personal belongings, and with furnishings undamaged.
In case of damage, the deposit will be retained.

13. No Rent Reduction

Reduced services, service interruptions, noise, disturbances, or limited usability do not entitle residents to a reduction of the monthly fee.

14. Non-Compliance with House Rules

Failure to comply with these house rules requires the resident to leave and move out of the house.
